ONE Creative environments (ONE) was commissioned to provide design services for RIBA stage 3-7 for a new build residential development of 46 homes in Morda, a village on the outskirts of the town of Oswestry in Shropshire.
The emphasis from the client, Neal Homes, has always been on providing high quality family homes and One’s multidisciplinary team was commissioned for designs that fulfil this brief and to create an attractive environment in which people want to live.

This was the first major development project for the client. They needed a safe pair of hands, who had a proven track record of delivering design information on time, and to a high standard and so ONE was the obvious choice.
The client had purchased the site with full planning permission but the design, as drawn, was not of a high quality or suitable for the target market. ONE undertook a design review and developed the design within tight parameters so it would be evaluated as a non-material amendment. To minimise time delays, a detailed Employers’ Requirement pack was developed to close out risks to all parties and transfer appropriate risks to the D&B tendering contractors.
The ONE team has managed the tender process, evaluation, and letting of the contract and are acting as Employer’s Agent to ensure the required quality is delivered. The architecture, mechanical and electrical engineering, structural/civil engineering and interior design are all being provided by the company to design quality and highly desirable homes. The landscape architecture is then the finishing touch which enhances the gardens and immediate local area making this a really attractive place to live and call home.

This was an important factor as the client had been let down by the previous design team. As soon as One was appointed, work started on the redesign of the house types and the site plan so that a revised design could be submitted for planning approval. Running alongside the planning process, the Employer’s Requirement pack was developed and tendered to provide a swift start on site date.
The redesign of the house types increased the sale value and desirability of the properties which was beneficial for the developer.
Having the whole team at ONE, and one point of contact for the project, enabled easy co-ordination for the client as the project developed.
